This home’s owner was ready to sell after decades of memories, but with selling an older house that hadn’t been touched in years, there was lots of potential in the space, but not the resources for a full reno. Brans House designers walked through the space created concept images and new floor plans to sell with the house to new the new homeowner.

We found lots of untapped potential in the unfinished attic and un-excavated basement. The rest of the house had great potential, with the exception of a closed off kitchen. In addition, we found that behind the drywall around the fireplace was original brick in great condition. The concept for this renovation was to open up the kitchen into a family space that has two separate bar top peninsulas for seating, all new cabinetry, and a statement brick wall that is seen throughout every angle of the room.

Before:

The extremely large laundry room was split in half to give a good sized butlers pantry off the kitchen for additional storage. Many extra walls and outdated storage solutions were removed and functional space was added in its place.

We placed in all new appliances, strategically placed for entertaining and flow.

After:

The stairwell to the sattic revaled a massive unusued space that stretched nearly the entire length of the main floor. This space was proposed to be another bedroom, full bath, and a common space. This space could easily double as a kids room and playroom, or an in-laws suite.

The proposal included a large shed dormer spanning the majority of the up stairs to extend useable square footage by increasing headroom. The dormer also allowed for windows in the common space and in the bedroom, while still maintaining an exterior true to the house’s era.

The wall parallel to the dormer was given skylights to provide additional light on the back side of the house. The full bath included a clawfoot tub and a walk-in shower, and a skylight over the tub for natural light.
